Foundation secured, façade work underway
Basement concrete and structural repairs are finished. Roofing continues, and masonry is underway on the northwest corner from the second floor to the roof, then an exterior cleaning and paint. Hallway HVAC setpoints: 76°F in summer, 66°F in winter.
Watts Masonry Restoration started façade / basement / roof work in December 2025: masonry on roof structures, then basement concrete, a new roof as weather allows, then spring façade repair and coating.
First assessment payment was due February 1, 2026. Set up the Onyx payment account with Vicky Ladyzhensky if you have not already. Details went out by USPS and email.
New 2N phone/PIN entry and elevator access. Census required. AI cameras on Spring Garden and Nectarine. Onyx contract began January 1, 2026.
Owners meeting made quorum on the first try — a real win for getting the building’s year started. Board notes: better fee collections, lobby and floor painting, roof boiler HVAC work. Larger rehab: roof, façade, basement, city inspections, 10th-floor ceiling leaks from the old roof. Insurance costs were a concern because of building size and renter mix. Virtual security was planned to offset other cost increases.
Thank you to Grant and Jennifer for sprucing up the exterior. Trash and recycling notes appear here first. Property management at that time was FirstService Residential; that contact list is outdated — see Contacts for who that is now.
